  • Infrastructure Maintenance & Repair 
  1. Perform routine inspections and preventive maintenance for two Leipzig warehouses, including building structures, flooring, lighting, HVAC, fire protection systems, and drainage. 
  2. Respond promptly to facility breakdowns (e.g., power outages, gate/door failures, roof leaks) and coordinate with external vendors or internal technicians for repairs. 
  3. Maintain an up-to-date maintenance log and spare parts inventory for critical facility components. 
  • Warehouse Modification & Upgrade Projects 
  1. Plan and execute warehouse infrastructure modification projects such as reconfiguration of storage zones, installation of mezzanines, office area renovations, and docking bay upgrades. 
  2. Prepare project scope, budget estimates, and timelines; coordinate with contractors, suppliers, and internal stakeholders (warehouse ops, HSE, IT, security). 
  3. Supervise on-site construction or installation work to ensure compliance with specifications, safety standards, and project schedules. 
  • New Infrastructure Build Projects 
  1. Support or lead small-to-medium scale infrastructure build projects, including new racking systems, charging stations for material handling equipment (MHE), workstations for repacking, and security fencing. 
  2. Collaborate with engineering/design teams to translate operational requirements (e.g., traffic flow, storage density, repacking area layout) into technical specifications. 
  3. Manage project documentation (RFQs, vendor contracts, inspection reports, as-built drawings) and hand over completed projects to operations team,
  • Vendor & Contractor Management 
  1. Source, evaluate, and manage local facility service providers (electricians, plumbers, HVAC technicians, general contractors) in Leipzig area. 
  2. Negotiate service agreements, track vendor performance, and verify completed work before approving invoices. 
  3. Monitor supplier resource inputs (labor hours, materials, equipment usage) on site and support settlement with accurate consumption records. 
  • Compliance, Safety & Energy Management 
  1. Ensure all warehouse infrastructure activities comply with German building codes, occupational safety regulations (ArbStättV, BetrSichV), and environmental requirements. 
  2. Conduct regular safety inspections for facility-related hazards (e.g., uneven floors, exposed wiring, insufficient emergency lighting) and drive corrective actions. 
  3. Identify energy-saving opportunities (LED retrofits, insulation, motion sensors) and implement approved initiatives. 
  • Budgeting & Reporting 
  1. Prepare annual facility OPEX and CAPEX budgets for two warehouses; track actual spending against budget. 
  2. Generate monthly reports on maintenance activities, project progress, downtime incidents, and cost performance. 


Expected qualifications & degrees 
  • Preferred majors: Mechanical Engineering, Electrical Engineering, Civil Engineering, Facility Management, or Industrial Engineering. 
  • Degree: [Bachelor’s degree or equivalent vocational training (Meister/Fachwirt)] 
  • Vocational training (e.g., Industriemechaniker, Elektroniker für Betriebstechnik) with relevant experience is also acceptable. 
  • Language: [English and German required; Chinese is a plus ] 
  • Knowledge of building systems (HVAC, electrical distribution, fire alarms, sprinklers). 
  • Ability to read technical drawings (floor plans, electrical schematics, structural layouts). 
  • Familiarity with AutoCAD or similar basic design tools is a plus. 
  • Proficiency in MS Office (Excel, PowerPoint, Project) and facility management software (e.g., CMMS). 


Professional experience 
  • Min [2-3 ] years of experience in facility maintenance, warehouse infrastructure, or industrial building management roles. 
  • Experience managing two or more warehouse/logistics sites simultaneously is strongly preferred. 
  • Hands-on experience with warehouse modification projects (e.g., racking reconfiguration, mezzanine installation, lighting upgrades). 
  • Exposure to small-to-medium construction or renovation projects (budget control, contractor coordination, on-site supervision). 
  • Experience in Leipzig or Saxony region is a plus (familiarity with local suppliers and building regulations). 
  • Valid German driver’s license (Class B) to travel between two Leipzig warehouses. 
  • [Optional] Fachkraft für Arbeitssicherheit (Sifa) or Sicherheitsbeauftragter qualification is a plus. 


Personality 
  • Problem-solving mindset – able to diagnose facility issues and decide between in-house repair vs. vendor call-out. 
  • Project coordination skills – can manage multiple projects across two warehouses without disrupting daily operations. 
  • Vendor management – knows how to request quotes, compare proposals, and hold contractors accountable. 
  • Basic budgeting ability – tracks spending and identifies cost overruns early.
